Having ZERO knowledge on the real estate career, I decided to interview a few real estate top managers and directors simply because I only wanted to join the top in the industry and I wanted to truly know if there really is a formula for real estate phenomenal success.
Fast forward 1 Year since I started, I was 6 figure in my first month, third month and to cut the story short, I closed well over $67,000,000 worth of properties in my first year. I felt like I created a “DENT MY UNIVERSE”.
It was then that I realize what it takes to succeed just by shifting the way I think and I guarantee you that if you keep these 6 things in front of you constantly, you’ll consistently outperform 90% of the mediocre agents out there…
1.) Invest In Marketing Yourself
Most agents that I’ve seen are afraid to invest. They try to find ways to save as much as they can. Well, I have nothing against finding ways to save on advertising cost because I do it too. But these agents are so afraid to the extent that they give up advertising the property after just 1 try. Most agents are simply focusing more on how to cut cost when they should be thinking where can I invest my money to bring in more clients.
There’s been a study that shows that agents that make close to 90K a year spend about 8% of their income on marketing.
Even more revealing is, those who make in the range of 200K and above spend 10% of their income on marketing. We’re talking about 20K a year. Wow, seems like a large sum. But you know what? It’s only a small fraction of the BIG earnings they are getting. All in all, it’s well worth the investment and weeds out all the rest of agents who do not dare to play as this level…

So what do they spend on…
2.) Spreading their exposure…
If you’re not out there exposing yourself in front of customers everyday, then you’re loosing out big time, because during good times, agents get listing from their friends and connections. However, when times are bad, you’ll see a significant number of agents dropped out. Good news for top achievers though!
You need to consistently have new leads calling you everyday for the rest of your life as a realtor, if you really want to succeed!
Top Achievers invest roughly 30% on websites and other forms of online advertising and 70% on offline advertising. I foresee that online marketing activity will keep increasing as people are already integrating internet into their lives.
Want proof? Just be on the lookout of all the flyers, outdoor banners advertising that’s going around in your estate. Then take note of the names of these agents and check their achievements in their respective companies. More often then not, you will find they are one of the top achievers.
3.) Set Clear Focused Target
GTA! I believe this is a term that most of you are familiar with? Geographic Target Area! It has been known, proven or even a fact that consistent top agents are all focused on one area! It need not be just targeted to just a specific area. It can also be a specific condo, a specific district, a specific project, a specific group of clients (eg. investors)…etc. Anyway, you get the idea.
4.) Having a system
Are you depending on your past clients, friends, relatives or customers that you chanced upon? Never leave your business to chance, because if you do not have a system you will fail.
Do you have a system for consistently getting new leads?
Do you have a consistent daily follow up system?
Do you have an online and offline advertising system?
Well if you don’t, then you’re just leaving your real estate business to chance.
How is that going to help you get consistent results?
Many agents only close a few deals a year, and when the economy turns bad, these agents are soon out of the game. Others hop from one agencies to another in hope that there will be some magic in the new company that will serve them success on a silver platter. All I can say is, success in real estate has nothing with the external. It’s all about you!
5.) Standing out from the crowd
Achievers are always finding ways to stand out from the crowd. You should always ask yourself, why would someone call me over this other agents? How can my advertisement be different from others?
6.) Investing in New Technologies
Achievers are always the first to test new technologies & services that can help them increase their sales. When property guru first started, many agents did not believe in it until they started hearing other colleagues getting fantastic results. Most agents wants to see proof first, before they dare to take the first step in trying. These are often the late comers or late adopters. There’s a reason why top achievers are heading the wave or heading the way. Simply because they try new things ahead of others. The rest just follow after!
So go out now and do these 6 things everyday of your real estate career and you’ll be successful!
